The following Terms and Conditions apply to The Intelligent Relocation offer by Emira:
  • The offer excludes lease renewals, extensions and additional space;
  • The offer is only applicable to selected buildings and space only;
  • The offer is not applicable to space available as a re-let, mandated by the current tenant;
  • Office / Industrial Rental, parking and storerooms shall not be charged for during the Beneficial Occupation and Rent Free period;
  • Full utility charges as per the lease agreement are payable during the Beneficial Occupation period;
  • Pro-rata Rates and Taxes plus full utility charges as per the lease agreement are payable during the Rent Free period;
  • Lease escalation anniversary applies from the Beneficial Occupation month;
  • The offer may be customised to allow for the value of the Rent Free period being converted into a Tenant Installation Allowance (where applicable) and a maximum of 50% of the value of the Tenant Installation Allowance may be converted to a Rent Free period;
  • Emira’s broker mandate terms and conditions apply to the offer, including broker commission calculations;
  • Standard credit vetting, approval, deposit guidelines and signature of Emira’s standard lease agreement applies to the offer;
  • The offer is not valid in conjunction with any other offer, unless otherwise advertised;
  • The offer is valid from 1 July 2020 to 30 April 2021, or until the relevant building is fully let, whichever is the earlier;
  • In order for the offer to be valid, an offer must have been accepted by both parties by no later than the expiry date;
  • Acceptance of all offers shall be at the sole and absolute discretion of Emira;
  • The offer and terms and conditions are subject to change without prior notice.
